How we Negotiate (Part 2)

When it comes to negotiating your purchase, Ludgrove carries out a detailed assessment of nearby comparable property sales and we use these when we negotiate. This information gives us a competitive edge over other buyers and ensures you are best placed to achieve value for money.


Factors we consider include:

  • Property size (Sq ft).

  • Tenure (Freehold/Leasehold).

  • Achieved sale price in £/Sq foot terms.

  • Facilities (bedrooms, bathrooms, media room, wine room, gym, swimming pool, utility etc).

  • Features (interior designed, underfloor hearing, ceiling speakers, fitted wardrobes etc).

  • Property condition (eg immaculate, turnkey, in need of renovation etc).

  • Ceiling Height.

  • Lateral Space.

  • Outside space (garden, roof terrace, patio).

  • Plot Size.

  • Views

  • Aspect (South, West etc).

  • Potential to add value through Planning.

  • Inability to add value through planning (refused applications, changes in local planning policy etc)
