Cobham & Oxshott Offering Great Value

Cobham and Oxshott just 30 minutes by train from Central London and well renowned for its leafy private estates, best in-class private schools and resident celebrities is offering great value. Recently a 5 bedroom, south-facing house with swimming on a plot of 0.4 acres sold for £1.55m (or £404 p/sq ft). At the peak of the market in 2014, such homes would have commanded upwards of £1.85m (or £480 p/sq ft). What’s more striking however is after 4 years of price falls, properties here can be purchased on highly attractive rental yields. Taking the property above as an example, it was let in 2016 for £80,400 p/a representing a rental yield of 5.2%. To put that in context, a report published last week by GoCompare identified Manchester as the best rental property market in the UK with a yield of 5.5%, followed by Sunderland (5.37% yield) and Liverpool (5.05% yield). The analysts at GoCompare may need to look a little further South!
