$100m Prime Central London Portfolio Up For Grabs
Updated: Aug 18, 2022
London property buying agency Ludgrove has collated a $100m portfolio of Prime Central London property opportunities offering an estimated Return on Capital (un-leveraged) in a range of 15% to 35% and rental yields (on capital invested) ranging from 3.75% to 5.5%.
The Development properties have been sourced from both the private and public market and are located in Prime areas including Mayfair, Kensington, Chelsea, Notting Hill & St John's Wood. Separately Ludgrove has also identified a number of Prime Bulk Purchase Opportunities sourced from distressed Developers that are offered at significantly discounted rates. Examples of the properties can be found on the Ludgrove website and include:
A £3.5m Prime Central London Family Home with £2m in Value on Offer.
A £4.2m Prime Central London property with £1.4m Value on Offer.
A Bulk-Purchase Opportunity of 3 Family Homes with £1.24m savings on offer.
The typical development timeframe for each project is around 10-14 months and the vast majority either require a straight refurbishment and re-configuration or come with planning permission to extend already granted. Being a full service Property Buying Agency, Ludgrove can assist the Buyer with the Development from Design, Construction, Finance, Interior Design, Furniture Staging through to Rental.
The portfolio would be well suited to a large Domestic or Overseas Investors looking to gain significant access to a depressed Prime Central London property market. Overseas Investors are particularly well placed given the 18% Fall in PCL Capital Values since 2014, the significant depreciation of Sterling and the kicker of the development upside through the Ludgrove Portfolio. The chart below highlights the underlying discounts on offer to various overseas Buyers since the 2014 peak:

Ludgrove is run by Fraser Slater who has a background as a Real Estate Analyst, Fund Manager and Chelsea Property Developer. Slater stated:
"Large Investors like Prime Central London as an asset class because of its exceptional track-record of consistent returns with low volatility but they struggle to gain access in any meaningful size. By packaging these opportunities in one bundle, Investors gain access, value for money, significant capital upside potential and superior rental yields. We estimate our development portfolio will return Investors around 20% on cost at current market prices although if leverage were added, returns could be enhanced significantly. In view of the negative sentiment surrounding Brexit and the strong and consistent historic performance of Prime Central London (PCL) over many years, we believe now is an opportune time to invest."
